Athens has one of the more architecturally varied housing stocks we work in, largely because of its age and its identity as a college town. Neighborhoods like Five Points, Boulevard, and Normaltown are full of older homes from the early-to-mid 1900s, many with original wood siding, steep-pitched roofs, and additions or renovations layered on over decades. Closer to UGA, a mix of historic homes and rental properties adds another wrinkle, since some of these buildings have deferred maintenance from years of student rentals. Further out toward Five Points, Winterville, and the newer developments off Atlanta Highway and Epps Bridge Parkway, the housing shifts to more typical 1990s-2010s subdivision construction with hardboard or vinyl siding and standard architectural shingle roofs.
