Moving from failing siding to fiber cement
Patric's home had reached the end of the road with its original siding. Swelling at the bottom edges, soft spots around the windows, and paint that would not hold no matter how many times it had been touched up. That combination almost always means the substrate is absorbing water, and no amount of surface work fixes an absorbent product.
He had two options on the table: replace with vinyl and stop maintaining it, or replace with fiber cement and keep a painted look with far better durability. He wanted the painted look and planned to stay in the house long term, so fiber cement was the right recommendation.
What the tear-off revealed
Removing the old material exposed exactly what the exterior symptoms suggested. Around two windows the sheathing was soft where water had been getting in behind the original trim, and along one bottom course the framing had taken damage where siding had been installed too close to grade. Both areas were rebuilt with new material. The ground clearance was corrected so the new bottom course sits well above the soil line with a clean drainage path.
Installing the new exterior
Full house wrap, then flashing at every window and door head, then the trim package, then field boards. The trim on this project is a significant part of the finished look: substantial corner boards, wide window and door surrounds, and a frieze that terminates the wall cleanly under the soffit. Fiber cement trim holds a crisp edge in a way that wood does not after a few Georgia summers, and it takes the same finish as the siding so the whole exterior stays uniform.
Field boards were installed to the manufacturer's fastening pattern and clearance specs, with the required gaps at horizontal surfaces so the boards are not wicking water off a deck or a roof edge. Joints were flashed and sealed rather than relying on sealant alone.
Where the value shows up
The immediate value is the appearance: deep shadow lines, a consistent painted finish, and trim proportions that suit the house. The long-term value is that the two failure points that had been quietly damaging this home, unflashed window heads and inadequate ground clearance, are corrected. Those are the details that decide whether a homeowner is doing this again in fifteen years.
Why fiber cement is the upgrade most Georgia homes need
Fiber cement siding is a blend of cement, sand and cellulose fiber. That mix is what makes it behave so differently from the wood, hardboard and older composite products it usually replaces on North Georgia homes. It does not swell when it gets wet, it does not feed termites, and it holds paint far longer than wood because the board itself is dimensionally stable. How we install it
Every fiber cement project we run follows the same sequence, because the order is what keeps water out for the next twenty years:
- 1.Tear off to the sheathing. Old siding, old trim and old flashing come off so we can see the actual condition of the structure. Nothing gets sided over.
- 2.Repair the substrate. Soft sheathing, rotted framing around windows, damaged bottom plates and split fascia get replaced with new material before anything decorative goes back on.
- 3.Weather barrier and flashing. House wrap is installed and lapped correctly, then window heads, door heads, kick-outs and roof-to-wall transitions get metal flashing. This is the step that gets skipped on cheap jobs, and it is the reason those jobs leak.
- 4.Trim first, then field boards. Corners, window and door surrounds and frieze boards go on, then the lap siding is installed to the manufacturer's fastening and clearance specs, with proper gaps at horizontal surfaces.
- 5.Seal, caulk and finish. Joints are sealed with a high-quality exterior sealant, penetrations are addressed, and the finish coat or factory color is inspected in daylight.
- 6.Clean up and walk the job. Magnetic sweep for fasteners, debris hauled off, and a walk-around with the homeowner before we call it done.
