A full roof replacement in Gainesville
This Gainesville roof had reached the end of its service life the way most of them do around here: gradually, then all at once. Granule loss across the sun-exposed slopes, curling at the edges of the field shingles, several tabs missing after a spring storm, and pipe boots that had cracked open. The homeowner had already had one leak repaired and did not want to keep spending money on a roof that was going to be replaced within a year or two anyway.
We inspected the whole roof, including the attic side, photographed the conditions, and gave a written scope. There was no pressure toward a claim. The wear pattern here was age, not a single storm event, and we said so.
The replacement
We tore off to the deck. That is not optional in our scope. On this roof, tearing off revealed two areas of soft decking, one at a valley and one near a poorly ventilated section over the garage, and both were replaced and re-nailed before anything else went down.
From there the system went back together in order: drip edge at the eaves and rakes, self-adhered ice-and-water membrane in the valleys and at vulnerable transitions, full synthetic underlayment across the field, and new flashing everywhere flashing belongs. All pipe boots were replaced, step flashing at the wall runs was replaced rather than reused, and a kick-out was added where the roof meets a wall above the entry. Reused flashing is the leading cause of leaks on a brand-new roof, and it is a corner we will not cut.
Architectural shingles were installed to the manufacturer's nailing pattern, which is what keeps both the wind rating and the warranty intact.
Ventilation
The attic over the garage had been running hot because intake and exhaust were not balanced. We corrected the ventilation as part of the replacement, which protects the shingles from cooking from underneath and helps the whole system reach its rated life.
On site and finished
The job was completed in a short window with material staged ahead of the crew, the property was magnet-swept for nails, all debris was hauled off, and we walked the finished roof and the photo documentation with the homeowner before leaving.
What a real roof replacement includes
A roof is a system, not a stack of shingles. When we replace one, every layer gets addressed, because the layers you cannot see from the driveway are the ones that decide whether the roof lasts its full service life.
- Tear-off to the deck. Old shingles and underlayment come off so the decking can actually be inspected. Layovers hide soft spots and void most manufacturer coverage.
- Deck repair. Delaminated or rotted sheathing is replaced and re-nailed to spec.
- Drip edge and ice-and-water. Metal edge goes on, and self-adhered membrane is applied in the valleys and at vulnerable transitions.
- Synthetic underlayment. Full coverage across the field, correctly lapped.
- Flashing. Pipe boots, step flashing at walls, chimney and skylight flashing, and kick-out flashing where the roof meets a wall. Reused, rusted flashing is the number one source of leaks on an otherwise new roof.
- Architectural shingles. Installed with the manufacturer's nailing pattern so the wind rating and the warranty both hold.
- Ventilation. Ridge and intake venting balanced so the attic breathes, which protects both the shingles and the energy bill.

What we do is inspect the roof, document what we find with photos, and give the homeowner a clear written scope they can hand to their carrier. If the damage is genuinely storm-related, that documentation helps. If it is age and wear, we say so instead of coaching anyone through a claim that should not be filed.
