A Braselton home that needed more than a wash
John's house in Braselton had good bones and bad siding. The original material had faded unevenly, the seams had opened up where the panels had shrunk, and there were two spots, one under a second-story window and one at the back corner, where the homeowner could push a screwdriver into the trim. That last part is what moved this from a cosmetic project to a structural one.
Braselton homes in this age bracket tend to share the same weak points: thin builder-grade accessories, minimal flashing at window heads, and gutters that were sized for the roof but not for the way water actually comes off a Georgia thunderstorm. We found all three here.
What we did
The house was stripped to the sheathing. Behind the rear corner trim we found rot that had traveled about four feet up the framing, fed by a joint that had been sealed with caulk instead of flashed with metal. That framing and sheathing were replaced. The second-story window had the same root cause on a smaller scale and got the same treatment: new sheathing, new wrap lapped correctly, and a metal head flashing that sheds water out over the face of the trim rather than relying on sealant to hold a seam shut for twenty years.
With the substrate sound, we installed new vinyl across all elevations, along with new corner posts, window and door surrounds, and refreshed soffit and fascia. Because the front elevation has a prominent gable, we kept the trim proportions generous there so the gable reads as a feature instead of a blank field of panel.
Local notes
Braselton sits far enough north that freeze-thaw cycles are a real factor several times each winter. That is one reason we are strict about expansion gaps and nail spacing on vinyl here. Panels that are nailed tight look fine in October and buckle by February.
Outcome
The homeowner got a full exterior refresh, a documented repair of the two rot areas with photos of what was behind the wall, and a house that is now sealed at the points where it was actually leaking.
Why vinyl siding still wins on a lot of Georgia homes
Vinyl gets an unfair reputation, largely because of thin, low-grade panels sold on price alone. The product we install is not that. Modern insulated and premium-gauge vinyl has a thicker profile, a stiffer nail hem, better locking, deeper embossing and factory color that runs all the way through the panel, so a scuff does not show as a white streak. It never needs painting, it does not rot, and it shrugs off the humidity that destroys wood and hardboard siding across metro Atlanta.

How we install it
- 1.Full tear-off. The old siding comes off. We do not install new panels over failed material, because that hides rot and traps moisture.
- 2.Inspect and repair. We check sheathing, framing, window flanges and bottom plates and replace anything soft, split or insect-damaged.
- 3.House wrap and flashing. A continuous weather barrier goes on, lapped in the right direction, then window heads, doors and roof-to-wall junctions get flashed.
- 4.Starter, corners, then field. Starter strip is set level, corner posts and J-channel go in, and panels are hung with the correct nail spacing so they can expand and contract without buckling or oil-canning.
- 5.Trim details. Soffit, fascia, frieze and accessory pieces are fitted so the finished lines are straight and the transitions look intentional.
- 6.Clean site. Cutoffs and fasteners collected, debris hauled, final walk-through with the homeowner.
What it costs and how long it takes
A typical vinyl re-side in our area is a several-day to one-week project once material is on site. Price depends on square footage, panel grade, whether insulated backing is included, how many stories, and how much repair we find under the old siding. We put the repair allowance in writing before we start, so nothing about the number moves for a reason the homeowner did not approve.
